Sundukovy Sisters Design Studio (S+S) has been appointed to lead the interior design of Ampersand Beach House Dubai Islands, a 111-key boutique lifestyle hotel joining Colbert Collection by Minor Hotels.
The project will mark the first purpose-built Colbert Collection property and the brand’s debut on Dubai Islands.
S+S joins a multidisciplinary project team assembled to bring the hotel’s distinctive design vision to life, with NOUMA leading project management and MIMAR serving as Lead Design Consultant for architecture and engineering.
For Ampersand Beach House, S+S envisions a contemporary beach house shaped by the rhythms of the sea, the warmth of courtyard living and the distinctive energy of Dubai.
Located on Dubai Islands, one of the UAE’s major waterfront developments, the hotel will offer an intimate expression of island living — rooted in its setting while connected to the wider world.

The interiors of Ampersand Beach House will combine the calm of courtyard living with the effortless spirit of an island retreat. Sunlight, shade, natural textures and open-air transitions will create a fluid sequence of spaces that move naturally between inside and out, private and social, stillness and energy.
The design language will be contemporary, with a strong sense of place. It will draw on the generosity and warmth of Middle Eastern hospitality while reflecting Dubai’s spirit of cultural exchange, experimentation and reinvention.
The result will be a hotel designed not simply as a visual statement, but as an atmosphere — quiet in the morning, sociable by afternoon and alive after sunset.
At the heart of the project is a more personal interpretation of luxury. Less about grandeur. More about feeling.
S+S’s approach centres on the freedom to slow down, the pleasure of natural materials underfoot, sunlight moving across a room, a long table shared with friends, and the feeling that there is nowhere else you need to be.

It is a vision of luxury built around ease rather than excess — a contemporary interpretation of the beach house as both a place and a state of mind.
“Dubai is always moving. Ampersand Beach House, on Dubai Islands, will offer another rhythm,” said Olya Sundukova, Co-founder and Creative Director of S+S.
“Less noise. More light. Natural materials. Barefoot luxury. We want to create a place that feels away from the city, while being right in it. One ornament will become the thread connecting the hotel. It will appear throughout the spaces, taking on different expressions and giving the whole place a distinct identity. Come for lunch. Stay for the weekend. Work here. Meet here. Or simply slow down. Close to nature. Full of energy. Relaxed, but never ordinary. This is what we want Ampersand Beach House to become.”
The hotel is scheduled to open in late 2029.
